Questions boards and managers ask
Can you provide a certificate of insurance?
Yes. Florida Bin Clean & Pressure Wash LLC carries commercial coverage, and we issue a COI naming your association or management company before the first service date. Most managers ask during proposal review, and we can send it then.
Where does the wastewater go?
Into our onboard containment tank, and it leaves with us. Nothing enters your storm drain, retention pond, or landscaping. In coastal Palm Beach County that matters — discharge from cleaning operations is regulated, and a vendor who rinses into a drain creates a liability for the property, not just for themselves.
How is a community-wide program priced?
Residential service is priced per residence and includes two bins: $36 quarterly, $26 monthly, or $23 bi-weekly. Additional bins are $8.00 each. Dumpsters run $150 to $275 per cleaning depending on size and are scheduled separately. Pressure washing is scoped by square footage and quoted on its own or bundled in. You get a fixed number your board can budget against, not an hourly rate.
Do residents have to do anything?
No. We service carts in place on collection day, after the hauler runs. Residents don't need to be home, move anything, or change what they already do.
Can you handle more than one property under one agreement?
Yes, and it's how we prefer to work. A master service agreement covers every property in your portfolio, with frequency set per site. Invoicing can be consolidated into one bill or split per property, whichever your accounting prefers.
Can we see the work before we commit?
Yes. We provide a free on-site demonstration at your property — call or send the form and we'll schedule it. Most boards want to watch one bin get cleaned before approving a community-wide program, and we'd rather you did.
Can residents be billed directly instead of the association?
Yes. For HOAs and municipalities we provide a billing platform that lets you pass the cost through to individual residents if you prefer, rather than carrying it in the association budget. Businesses — restaurants, grocery stores, supply houses, hotels, hospitals, resorts, and marinas — are billed directly.
You're a newer company. Why should a board hire you?
Judge a vendor on scope, insurance, equipment, and documentation rather than tenure. We put fixed pricing in writing, carry the coverage your association requires, capture and haul all wastewater, and document every visit with photos. We'll also start on a single building or a trial quarter if your board would rather see the work before committing the whole community.
